ATLANTA, GA — Atlanta leaders are taking steps to address housing affordability by calling for changes to the federal guidelines used to determine who qualifies for certain affordable housing programs.
The Atlanta City Council’s Community Development and Human Services Committee has advanced a resolution urging the U.S. Department of Housing and Urban Development to reconsider how it calculates area median income.
Area median income, commonly known as AMI, plays a major role in determining income eligibility and affordability targets for housing developments supported by government programs.
City officials are concerned that regional income calculations may not accurately reflect the financial circumstances of many residents living within Atlanta.
Because the calculations can include higher-income communities outside the city, some housing units classified as affordable may remain financially out of reach for lower-income households.
Supporters of the proposed changes believe a more representative income measurement could help housing programs better serve residents facing rising rents and limited affordable housing options.
The resolution is a request for federal policy changes rather than an immediate adjustment to local housing eligibility requirements.
As Atlanta continues to grow, the discussion highlights the challenge of balancing economic development with the need to preserve affordable housing for longtime residents.
